Kulbir heads up the Residential Conveyancing Department. She qualified as a Solicitor in 2001 and has over 20 years of post-qualified  experience in the property field. Kulbir is a highly regarded property lawyer with in-depth knowledge on complex sale and purchase transactions.

Kulbir deals with transactions for buying and selling leasehold and freehold properties. She is able to provide a tailor-made and bespoke legal service to her clients ranging from first time buyers to investor companies with large property portfolios. Her knowledge and experience covers the full spectrum of property law.

She has extensive experience in highlighting defective titles, leases, and covenants, clauses and resolving such issues professionally and with ease. She enjoys guiding her clients through every step by achieving the best possible outcome for all parties concerned.

Notable cases

As an experienced conveyancing solicitor, Kulbir is familiar with (and therefore able to investigate & deal quickly with) all aspects of the UK FINANCE mortgage lenders handbook (CML Handbook). The CML Handbook is a set of standard instructions from mortgage lenders to solicitors when dealing with conveyancing transactions and is approx. 16,000 words long.
Acted for buyers purchasing a property with restrictive covenants and took out indemnity policy to protect them from any future enforceability in accordance with their lender’s specific requirements. Achieving a swift exchange and completion.
Dealt with sale of the flat and purchase and the sale included contractual clauses to allow simultaneous completion of lease extension to the new buyers. The sellers sold their flat and purchased a freehold house whilst achieving successful conclusion of all 3 with the same completion date. Managed to balance the interests of the lengthy chain and dealt with all three matters in the correct order of priority and worked well with the Lease extension department.
Successfully advised and dealt with removal of estate rentcharges via deed of variation on common access land abutting the main home being purchased by our clients with a lender. This was additional work required due to thorough investigation of title and checking the access land’s ownership who did require various obligations and charges to be paid retrospectively and in the future. Registered the deed of variation against the title without any issues and speed with the land registry.
